The choice of specification on offer at Rawcliffe House has been carefully chosen to enhance this magnificent building and the living spaces within. Uniquely, there will be two very different design routes available to you when it comes to selecting your fixtures and fittings; notably the choice of a "traditional" or "contemporary" range of fitments, or a combination of the two. The choice is yours.

If you wish to explore the feasibility of varying particular aspects of your new home please do not hesitate to ask. Our ability to facilitate variations however, will very much depend upon the timing of such requests and the stage of construction, but we can guarantee best endeavours in assisting you wherever possible. Of course, our dedic ted Sales Team will always be available to lend a helping hand when it comes to selecting your fixtures and fittings and discussing other design queries.

In restoring Rawcliffe House, Westpoint intend to meet a series of all-important objectives, principally; retaining the Grade-B listed homes' character, setting and historic appeal; designing beautiful homes within the existing House that adequately meet and surpass all of the demands that go with a busy, urban lifestyle; and making sure that upon completion of the development, we positively contribute to the community of Langside by giving this iconic property a renewed "sense of place". Rawcliffe House dates from 1862, and the stylish apartments created within will have certain unique qualities which can only ever be found in refurbished homes...

Purchasers will appreciate that in a building almost 150 years old, unusual details and surface finishes showing the patina of age, are all part of the character of a period building. Striking a balance between working within the existing structure of the building and looking at the feasibility of creating new and dynamic spaces that rely on structural modifications is important.

The height of ceilings will likely vary from home to home and indeed, from room to room, within certain homes. Decisions in this regard have been driven principally by good design considerations with a strong emphasis on retaining those features that will contribute positively to the provision of homes full of character and visual interest.

Indeed, where decorative wood panelled ceilings and ornate cornicing and ceiling roses are prevalent, skilled contractors will repair and enhance to ensure that as many of these original details become integral to those spaces where they abound.

The elaborate roof of Rawcliffe House will be completely overhauled and carefully re-slated, with high performance under-felt and new lead flashings incorporated with all external rainwater goods refurbished. New efficient double glazed timber windows, entirely in keeping with the character and style of what went before will be included in the refurbishment works. Original stained glass windows will be retained and refurbished to the highest possible standards, as will all of the ornate woodwork that frames so many of the magnificent bay windows. And where stone repairs are required externally, these works will be coordinated with the necessary level of care and attention to detail a building of such distinction and historical importance deserves. Rest easy, safe in the knowledge that Rawcliffe House is fully compliant with all the up-to-date Building Regulations and NHBC guidance, with a full 10-year NBHC warranty available on all homes. At home in the kitchen...

In a classic style and available in a variety of finishes and colours, the kitchen cabinetry will be complemented by a porcelain sink and solid granite or hardwood worktop, supplemented by the full gambit of "must-have" appliances including integrated oven, hob/hood, fridge freezer, dishwasher and washer dryer. You will have a choice of wall tiling for behind the sink and hob area to help create that authentic look and feel.

The contemporary range of kitchen cabinetry provides the ideal opportunity to contrast old and new with high gloss kitchen doors available in a variety of colours. Add in granite work tops, the under-mounted 1.5 bowl stainless steel sink, sleek lever mixer taps, stainless steel appliances (same range as above) and glass splash-back behind the hob to create that modern, stylish alternative. Chrome finish sockets and switches, recessed halogen down-lighters, and under unit lighting will be provided to all kitchens as standard. Relax... unwind... bathrooms & en suites...

Rawcliffe House provides for a wonderful variety of wholly unique spaces and room shapes, and in the case of the bathroom and en suite within each home style, this principle certainly applies, and real potential exists to design these very personal spaces to your own exacting requirements.

Building on a long tradition of elegant sanitaryware designs, the period style by Burlington combines yesterday's designs with today's technology and performance. Influenced by Victorian design, the wash hand basin is mounted atop a ceramic pedestal and has an under-mounted chrome towel rail for ease. Separate hot and cold water "Claremont Regent" taps with four spindle tap head and ceramic detail in the centre completes the traditional look. The matching WC will either be close coupled with a ceramic flush lever or a low level WC with wall mounted cistern. Both styles of WC come with a choice of Oak, Mahogany or Gloss White Seat.

Baths will either be built-in or freestanding depending on the configuration of the room, and this does vary extensively from home to home, so please carefully review the development plans.

Built-in baths will be finished in a solid wood bath panel, again with a choice of Oak, Mahogany or Gloss White. A chrome-finish bath/shower mixer with telephone handset and ceramic detailing completes the period look for all traditional bath types that will feature. Where baths are freestanding, the Blenheim single ended bath or the Windsor double ended bath will be offered.

Both bath types will come complete with legs and you will have an opportunity to select from a range of finishes, for example a period, traditional or classical leg.

The popularity of the fully contained stand alone shower enclosure was driven principally by the upper classes in Victorian Britain in the 1850s and it is from this historical perspective that the "Trent" thermostatic shower with 9-inch shower rose has been selected as the perfect foil for the range of traditional sanitaryware.

A low profile shower tray (sizes vary across each home style) with glass surround completes the look. Alternatively, a sophisticated, contemporary range of sanitaryware from Villeroy & Boch will be made available for those wishing to create a contrasting look. This range will also include a Hansgrohe shower, mixer taps to both bath and wash hand basin, and large mirror fitted behind the wash hand basin as standard with electric de-mister to keep the mirror free of condensation. Where baths are freestanding and the contemporary range is selected, a "Brindley" soaking tub will feature.

Whatever your choice, no bathroom would be complete without the addition of wall tiles in a range of colours and designs to areas behind the bath, the shower enclosure and above the wash hand basin. There will also be a choice of ceramic floor tiles to complete the repertoire of fixtures and fittings on offer. Small details like recessed halogen down-lighters in the ceiling, and chrome-finish shaver point in the master en suite, will simply reinforce the indulgent, luxury feel of these spaces.

Modern Essentials and Those All Important Details

Within Rawcliffe House, all residents can look forward to the benefits of;

  • Feature steel column radiators fitted to lounge and hallway.
  • Wall mounted chrome towel rails within bathroom and en suite.
  • Electric under-floor heating to bathroom/shower room and en suite for enhanced under-foot comfort.
  • All new internal doors will be commissioned from a specialist joinery manufacturer, in keeping with the character of Rawcliffe House, and will be of a traditional construction with raised and fielded panels, bespoke and proportioned to suit each room.
  • New timber skirting and door surrounds will match the existing profile and be dimensioned to suit the proportion of each room.
  • All ironmongery will be in a chrome finish with a choice of traditional door knob handles or contemporary sleek lever handles.
  • Cornicing will be installed to the lounge, hallway and master bedroom if no existing original cornice is present.
  • All light switches will be finished in chrome.
  • Sockets will be finished in chrome within the lounge and kitchen.
  • All internal woodwork will be painted in a satin white finish, with all ceilings smooth throughout and painted, with existing cornicing and new cornicing finished in matt white emulsion.

Communal Stair Arrangements

An entrance mat well will be installed at each entrance foyer and the main lobby areas will be finished in small format decorative coloured tiles laid to a traditional pattern. Stairs and landings will be finished in a heavy gauge carpet. All communal stained glass windows within the stairwells shall be professionally cleaned, protected and retained in their original position. All walls and ceilings shall be painted to a high standard.

Garden & Communal Grounds

The extensive garden grounds will be fully restored, with the emphasis very much on re-creating the original 19th century Victorian Garden plan with sweeping lawns and shaped pathways providing a crescent pattern to the landscaping. A number of long established and healthy trees shall be retained, with selective pruning to shape and enhance their natural beauty, with new tree and shrub planting proposed to complement the existing. Uniquely and very much in keeping with Bannatyne Stewarts' keen interest in Horticulture, an area of the gardens will be dedicated to allotment spaces, allowing those keen gardeners to exercise their green fingers. Each home will have a dedicated on-site car parking space with additional visitor parking available. Solid stone-built bin-stores and external secure cycle stores will be located in accessible areas.
